About SFR3

SFR3 is a boutique real estate investment fund acquiring $2.5B+ of single-family homes by 2024. We specialize in renovating distressed homes, using software-driven operations to scale a large number of smaller markets concurrently. In just a few years, we’ve grown to 11k+ homes in over two dozen metros, and we’re continuing to expand. As part of our growth, we are looking for business minded General Contractors to ship a high volume of residential projects in the market. We want to give lots of volume to select General contractors who meet our criteria! We are also giving these high volume GCs the ability to manage the projects independently (vs being paired with one of our project managers), and we will incentivize with project management fee for every home on top of the labor (adding directly to their margin)! On top of the project management fee, we offer a bonus if the homes worked on come in on time and budget. We are the only SFR company offering this model which gives the GC 3 key levers - VOLUME, CONTROL (you manage your own projects, no company w2 project manger to oversee you), MARGIN (labor + project management fee + bonus).

Your Mandate

SFR3 is expanding its operations, bringing it’s high-tech toolkit to new markets around the country and we need talented General Contractors like you to put those tools to work: someone who knows how to do a job on budget, on schedule, and on spec.

Whether you’ve got four crews or twenty, SFR3 can provide a steady stream of jobs like you’ve never seen before -- all at fair pricing and with lighting-fast payment. Can you learn our spec inside and out? Can you take a general scope and budget and deliver a clean, safe, functional home on time and on budget? Do you obsess over quality? Lastly, are you you able to manage multiple projects acting as the project manager and general contractor on the job? If yes to the above - we want to talk to you!

Qualifications:

  • CREWS
    • If you have 5+ crews (can work on 7-10+ projects at a time - Renovations, Turns, or both), control the labor/margin, and have back office operations we can discuss a partnership where you are the project manager and general contractor on the job and can receive a project management bonus/fee for every home completed on top of the labor ( finish all homes that month under budget and on time)!
      • Earn up to 2k per home on top of the labor
    • If you have 1-3 crews - we still have lots of work for you! We will pair you with a project manager who can provide a steady stream of jobs and lightning fast payments
  • 5+ years of residential construction/inspection experience
  • Knowledge of local and national building/property management codes
  • Experience in managing to a realistic but aggressive timeframe and budget
  • An “ownership” approach to all aspects of the job; you pride yourself on speed and quality.
  • Single Family Rental renovation experience - great to have / preferred
