SFR3 Property Engineer Support

SFR3 is a boutique real estate investment firm that owns & operates one of the nation’s largest portfolios of affordable single-family homes, a market segment which has proven to be as economically robust as it is socially good. We thrive as a business by offering what so many in our country need: an affordable, newly-renovated, well-maintained, dignified rental house to call home. The Fund acquires & renovates distressed homes, using software-driven operations to run dozens of markets concurrently. Today we own 10,00+ homes in 20 states, expanding by several hundred more every month.

Overview

The Maintenance Organization’s success is largely dependent on our ability to service resident and internal stakeholder requests in-house. Property Engineers are the “secret sauce” to speed up time-to-resolve, decrease spend per work order, and increase resident satisfaction. Due to the remote nature of our American Avenue management, our PEs are likely the only human representative of the fund that residents will ever interact with. Given their potential impact, we have a duty to ensure every PE is both hyper-capable and properly supported.

Your Mandate

There are three central responsibilities of the PE Support nucleus that must be met:

  1. Consistent Performance Evaluation of every Property Engineer:
    1. Qualitative and quantitative reviews of each member of the team, ensure confidence that we are celebrating top-performers and managing out folks that don’t quite meet the standard
  2. Daily Operations of Support
    1. Consolidating mileage reports
    2. Reviewing all Brex expenses
    3. Holding office hours and all-hands calls
    4. POC for PEs in the field when they’re blocked
    5. Scorecard waiver review
    6. PE schedule management
    7. Coaching reports & Terminations
  3. Conduit to Property Engineers for strategic endeavors: Internal functions that require interface with PEs for success
    1. HQS Blocked Homes
    2. Move-in Readiness
    3. Unauthorized Occupant initiative

How do we measure success?

Our PE organization is designed around speed and efficiency, on both resident request and internal stakeholder repairs. How we grade PE Support must align with this in mind:

  1. PE Productivity:
    1. How many WOs does the average PE knock-out per day?
    2. How often do PEs need to kick out work to 3rd party vendors?
    3. How expensive is the average WO serviced by a PE?
  2. Number of homes cleared due to PEs (Unauthorized Occupants)
  3. Number of days a home sits in failed HQS state waiting for PE repair
  4. Number of move-ins delayed by PE repairs

Basic Qualifications

  • Bachelor's degree in business administration, property management, or a related field.
  • 5+ years of maintenance management desired (not required)
  • Previous expertise in troubleshooting technical issues in construction or real estate projects.
  • Exceptional communication, interpersonal, and negotiation skills for professional interactions with vendors, stakeholders, and efficient management of relationships and project progress.
  • Strong analytical and critical thinking skills for project assessment and improvement identification.
  • Strong problem-solving abilities, adept at navigating ambiguous and complex situations.
  • Ability to work independently and collaboratively in a fast-paced, dynamic environment.
  • Proficient in managing large amount of work from behind a computer, where big data systems are your tool
  • Proficient in Excel / Google Sheets and experience working in multiple SaaS systems
