Overview
We are seeking an individual to help bring rigor and oversight to our Work Approvals function. At SFR3, our field teams and vendor partners are constantly hard at work building and maintaining homes for our residents. This role is tasked with ensuring that the work completed by these teams meets SFR3 standards and specifications prior to releasing payment.
Your Mandate
- Review Work Approvals: Reviewing work that has been marked “complete” by our field teams (including vendor partners) and assessing whether the final product meets SFR3 standards and will stand the test of time
- Provide Feedback: When work is not completed to our specifications, provide clear and actionable feedback to field teams on how to resolve the issues
- Develop Insights: Identify patterns of problematic behavior and work with our field management and audit teams to investigate and action accordingly
- Improve SFR3 Spec: Using your insights gathered from reviewing completed work product, help contribute to improving SFR3 standards and specifications by finding innovative ways to improve quality and reduce costs
How do we measure success?
The north star of this role is ensuring compliance to SFR3 specifications and lowering long term maintenance costs to the fund.
The Work Approvals Coordinator will be scorecarded on three categories:
- Approvals Defect Rate:
- Number of Approved Jobs Deemed to be Incomplete by random Field Audit
- Amount of Approved Spend Resulting in Warranty Claim / Customer Complaints
- SLA Adherence:
- Valid Work Approval submissions from the field must not slow down production or payment schedules
- We aim for all submitted work to be reviewed within 1 business day of submission
Basic Qualifications
- Bachelor's degree in business administration, property management, or a related field.
- 3+ years of construction or property management experience
- Previous expertise in troubleshooting technical issues in construction or real estate projects.
- Exceptional communication, interpersonal, and negotiation skills for professional interactions with vendors, stakeholders, and efficient management of relationships and project progress.
- Strong analytical and critical thinking skills for project assessment and improvement identification.
- Strong problem-solving abilities, adept at navigating ambiguous and complex situations.
- Ability to work independently and collaboratively in a fast-paced, dynamic environment.
- Proficient in managing large amount of work from behind a computer, where big data systems are your tool
- Proficient in Excel / Google Sheets and experience working in multiple SaaS systems
